Clients may be entitled to certain discounts on their next settlement. A Settlement Sheet or Closing Statement is divided into several categories as follows:

Lender Items to Borrower may include:

  • “Points” 1 point =1% of loan amount
  • Appraisal/Application Fees
  • Credit Report Fees
  • Document Preparation Fees
  • Underwriting Fees
  • Flood Certification Fees

Seller/Buyer Settlement Fees

  • Abstract/Title Search: $150-$300 (Buyer unless contract states otherwise)
  • Payoffs Release Tracking – $35 per payoff (Seller)
  • Title Clearance (if necessary) – $110-210/hour (Seller)
  • Insured Closing Letter: $30-$50 (Buyer)
  • Document Archiving Fees: $50 (Buyer)
  • Recording Service Fee: $20-$25 (Buyer)
  • Tax Certificate: $15/parcel (Seller)
  • Wire Fees: $35

  • Location Plat/Survey: $225-$450 (Buyer)

Recording Fees:

DISTRICT OF COLUMBIA (fees/rates are subject to change.  Please verify before relying on this data):

  • Deed: $31.50
  • Deed of Trust: $156.50
  • Releases / Power of Attorney/UCC Financing Statement: $31.50
  • E-recording surcharge: $3.50
  • DC Transfer & Recordation Tax (purchase price < $400,000):  1.1 % of the purchase price each (1.1% to the buyer/1.1% to seller)
  • DC Transfer & Recordation Tax (purchase price >= $400,000) 1.45 % of the purchase price each (1.45% to buyer/1.45% to seller)
  • Property tax rate: Residential: $.85/100 of the assessed value

MARYLAND (fees/rates are subject to change.  Please verify before relying on this data):

  • Deed: $60-$115;
  • Deed of Trust: $115;
  • Power of Attorney: $60;
  • Release: $50;
  • State Recordation Tax: $6.00/500 or fraction thereof;
  • County Transfer Tax: 1% (First Time Homebuyer (FTHB), owner-occupied is exempt for the first $50k) (Varies by County);
  • State Transfer Tax: 0.5% (0.25% when FTHB.  If split in the contract, full amount is paid by Seller)

  • Deed: $48;
  • Deed of Trust: $56;
  • Power of Attorney: $22;
  • Release: $40;
  • Grantors Tax: 0.05% ;
  • County Grantee Tax: 0.0833%
  • Regional WMATA Capital Fee (northern Virginia only): 0.15%
  • Real Property Tax Rate: Various per year/county:  Average is 0.74%
